Job summary

Crystal Investment Limited seeks a Development and Marketing Director to lead property development and marketing, translating market insights into high-commercial-value projects and driving sales and leasing strategies across the portfolio.

Qualifications

• Bachelor’s degree in Business, Marketing, Real Estate, or related field.
• 10–15 years of experience in property development or real estate.
• Proven track record delivering residential projects from conception to completion.
• Experience launching major developments and achieving strong sales/lease absorption.
• Deep understanding of real estate market dynamics and demographics.
• Ability to balance innovative design with budgeting and ROI targets.
• Strong ability to translate complex commercial frameworks into clear directives.
• Commitment to design excellence and thriving in a dynamic team.
• Fluency in English and Cantonese/Mandarin.

Responsibilities

• Formulate high-yield commercial objectives and strategies for strata-sale, REIT optimization, and long-term sales/ leasing models.
• Blend asset realities with consumer psychology to craft lifestyle-oriented marketing requirements.
• Communicate strategic objectives to internal teams and partners to secure accelerators for sales, occupancy and revenue.
• Analyze market trends and demographics to drive product design aligned with target customers.
• Build and optimize omni-channel marketing initiatives to generate high-quality leads for sales teams.
• Lead product launch strategies from concept to public sales or leasing and measure outcomes against plans.

About the role

We are seeking a Development and Marketing Director, with a strong business acumen and vision to lead our property development and marketing initiatives. In this pivotal role, you will be the driving force to translate market-driven insights and evolving customer needs into high-commercial values and purpose-built of our properties.

Key Responsibilities

• Formulate clear and high-yield commercial objectives, implement diverse business requirements including strata-sale strategies, REIT optimization, asset enhancement initiatives and long-term sales and leasing models, etc.
• Blend property asset realities with consumers psychology and behaviour to craft lifestyle-oriented marketing requirements that resonate with our targeted buyers and tenants.
• Translate and communicate strategic objectives to internal teams and relevant partners to ensure property designs aligned with market demands, customer needs and our property portfolio, and secure strategic partnerships that directly accelerate sales, maximize occupancy and boost top-line revenue.
• Analyze market trends and customer demographics to pivot strategies proactively, ensuring every development starting from customer needs and perspectives, design products that identify with our target customer profiles.
• Build and optimize high-value, omni-channel marketing initiatives to deliver high-quality leads for the sales and leasing teams.
• Mastermind product launch strategies for project developments from concept to public sales or leasing, remain fully accountable for the final delivery of all products, services, and marketing campaigns and measure actual deliverables against initial strategic objectives.

Job Requirements

• Bachelor’s degree in Business, Marketing, Real Estate, or a related field;
• With strong marketing knowledge and extensive experience of 10 to 15 years in property development or real estate industry, with a proven track record of successfully delivering residential projects from conception to completion.
• Demonstrated success in managing property lifecycles, launching major developments, and achieving aggressive sales and leasing absorption rates.
• Deep understanding of real estate market dynamics, consumer demographics and property transaction structures.
• Proven ability to balance innovative design including interior planning and space optimization with disciplined budgeting and ROI targets;
• Exceptional ability to synthesize complex commercial frameworks into clear, concise, and inspiring directives for internal teams and relevant parties.
• Committed to design excellence and able to thrive in a dynamic and forward-thinking team;
• Passionate about innovative living trends and enhancing the customer experience; and
• Fluency inEnglish and Chinese (Cantonese and Mandarin)required.
