Job summary

Gough Recruitment (Hong Kong) Pty Limited is seeking an experienced leader to oversee a premium commercial property portfolio in Hong Kong. You will manage daily operations across repair/maintenance, tenant relations, mall services, security and cleaning, and drive service excellence.

The role requires a Bachelor’s degree, a Tier 1 Property Management Practitioner license, 12+ years in the industry with at least 6 years in a managerial role, and outstanding leadership to mentor a diverse team.

Qualifications

• Bachelor’s degree in property management or related field.
• Tier 1 Property Management Practitioner License is required.
• 12+ years in property management with 6+ years in a managerial role.
• Experience managing high-traffic malls, A‑grade offices or large commercial complexes.
• Fluency in English and Cantonese; membership in a professional organization is preferred.

Our client is a dynamic and expanding property investment company managing a premium portfolio of commercial assets. We are looking for an experienced and highly motivated leader to oversee their commercial property portfolio.

Responsibilities:

Manage and ensure smooth daily operations across the teams, overseeing repair/maintenance, tenant relations, mall services, security, and cleaning.

Optimize resource distribution to facilitate excellent team coordination and continuously elevate property management service quality.

Source, manage, and evaluate the performance of external contractors and vendors to ensure optimal service delivery.

Ensure strict adherence to all statutory requirements, safety regulations, and internal company procedures.

Formulate and manage the annual budget, maintaining proper cost control within approved limits.

Identify, propose, and implement strategic initiatives to enhance the long-term value and operational efficiency of the properties.

Support the Company’s overarching development strategies, including major property renovations, upgrades, and site revamps.

Participate in and lead strategic ad-hoc projects as assigned by senior management.

Requirements

Bachelor’s Degree, preferably in Property Management, Real Estate, Facilities Management, or related disciplines.

Must possess a valid Tier 1 Property Management Practitioner (PMP) License.

Minimum of 12 years of relevant industry experience, with a minimum of 6 years operating at a managerial level.

Proven success in managing high-traffic shopping malls, A-grade offices, or large-scale commercial complexes.

Active membership in a recognized professional property management organization (e.g., HKIH, CIH) is highly preferred.

Outstanding leadership and problem-solving skills; highly motivated with a strong drive for results and the ability to mentor a diverse team.

Excellent command of both written and spoken English and Chinese (Cantonese).

Highly proficient in MS Office applications (Word, Excel, PowerPoint)

Experience with or exposure to Artificial Intelligence (AI) solutions, PropTech, or smart building technologies is a distinct advantage.
