Job summary

Century City Holdings / Paliburg is seeking an experienced Leasing Director to develop and execute leasing strategies for its diversified property portfolio in Hong Kong. You will align occupancy, rental growth, tenant mix, and asset positioning with the group’s objectives while leading full-cycle leasing activities and negotiations.

Qualifications

• Degree holder in Real Estate, Property Management, Marketing, Business Administration, Finance, Surveying, or related disciplines.
• Minimum 10 years of solid leasing experience in residential, commercial, retail, office, or mixed-use properties.
• Proven track record in achieving leasing targets, occupancy, and rental income growth.
• Strong knowledge of the Hong Kong property leasing market.
• Familiarity with the Landlord and Tenant (Consolidation) Ordinance.
• Excellent negotiation, presentation, and stakeholder management skills.
• Strategic yet hands-on mindset; capable of driving tenant sourcing and deal negotiation.
• Fluent in English and Chinese; Cantonese essential; Mandarin an advantage.
• Holder of an Estate Agent’s Licence is preferred.

Job description

Key Responsibilities

1. Develop and execute leasing strategies for our residential and commercial properties, aligning occupancy, rental growth, tenant mix, and asset positioning with the Group’s business objectives.
2. Formulate and recommend tenant mix strategies that support asset value, enhance property positioning, improve customer experience, and strengthen long-term income sustainability.
3. Drive occupancy and rental performance by identifying suitable tenants, minimizing vacancies, optimizing lease terms, and capturing market opportunities across the portfolio.
4. Conduct market research and competitive analysis on rental trends, tenant demand, market supply, competing properties, consumer behavior, and emerging leasing opportunities.
5. Lead full-cycle leasing activities, including tenant sourcing, prospecting, site inspections, proposal preparation, negotiation, lease documentation coordination, handover, renewal, and post-deal follow-up.
6. Negotiate lease terms and commercial agreements with tenants, agencies, brokers, and business partners, ensuring each deal achieves an appropriate balance between commercial return, risk management, and long-term relationship value.
7. Maintain strong relationships with existing and prospective tenants, property agencies, consultants, corporate clients, and market partners to strengthen Century City Holdings / Paliburg’s leasing network.
8. Work closely with legal, finance, property management, asset management, marketing, and operations teams to ensure smooth lease execution, tenancy compliance, fit-out coordination, billing arrangements, and tenant onboarding.
9. Ensure leasing activities are conducted in line with internal policies and relevant Hong Kong property regulations, including awareness of the Landlord and Tenant (Consolidation) Ordinance where applicable.
10. Prepare management reports, leasing updates, rental forecasts, vacancy analysis, market intelligence summaries, and strategic recommendations to support business planning and decision-making.

Requirements

1. Degree holder in Real Estate, Property Management, Marketing, Business Administration, Finance, Surveying, or related disciplines.
2. Minimum 10 years of solid leasing experience in residential, commercial, retail, office, or mixed-use properties, preferably gained from a property developer, landlord, property investment group, or reputable property agency.
3. Proven track record in achieving leasing targets, improving occupancy, negotiating lease transactions, managing renewals, and contributing to rental income growth.
4. Strong knowledge of the Hong Kong property leasing market, with sound market sense, awareness of rental trends, tenant demand, and competitor activities.
5. Familiarity with the Landlord and Tenant (Consolidation) Ordinance and relevant tenancy practices in Hong Kong.
6. Excellent negotiation, presentation, and stakeholder management skills, with the ability to communicate effectively with tenants, agents, internal teams, and senior management.
7. Strategic yet hands-on mindset, with the ability to formulate leasing plans while personally driving tenant sourcing, deal negotiation, documentation follow-up, and issue resolution.
8. Commercially astute, proactive, and results-oriented, with strong ownership, business acumen, and the ability to turn market insights into leasing opportunities.
9. Good command of spoken and written English and Chinese; fluency in Cantonese is essential, and Mandarin is an advantage.
10. Holder of an Estate Agent’s Licence is preferred.
