Job summary

Wates is seeking an experienced Voids Manager to join the WPS team in Winchester, delivering high-quality, customer-focused, and safety-driven service across a 24/7/365 responsive maintenance contract. You will own day-to-day operations, lead a team of up to 30 operatives, manage scheduling, drive KPIs, and liaise with clients and residents to turn around homes efficiently.

Qualifications

• Strong leadership and team management skills.
• Excellent communication and stakeholder engagement abilities.
• Proven experience managing multi-disciplinary teams in a fast-paced environment.
• Ability to problem solve, prioritise, and meet tight deadlines.
• Experience in voids or responsive maintenance, ideally within social housing.
• Strong understanding of KPIs, performance management, and financial oversight.

Responsibilities

• Manage and oversee work scheduling in line with company procedures, standards, and SLAs.
• Ensure consistent delivery of a high-quality responsive repairs and voids service.
• Represent Wates at client and resident performance meetings.
• Drive performance against KPIs and service targets.
• Effectively manage material costs and enforce compliance with processes.
• Monitor work quality through inspections, KPIs, and customer feedback.
• Lead, motivate, and develop a team of up to 30 operatives.
• Carry out regular audits and service testing.
• Identify opportunities for continuous improvement and support business planning.
