Job summary

Wates Group in Winchester is seeking an experienced Voids Manager to lead a 24/7 responsive maintenance service and ensure homes are turned around to the highest standards. You will manage day-to-day operations, driving performance and customer satisfaction while upholding safety and quality.

Join the WPS team and oversee a multi-disciplinary team, delivering efficient voids and responsive repairs. DBS checks may apply, with pre-employment safety considerations and strong emphasis on stakeholder

Qualifications

  • Experience leading teams in social housing or similar settings.
  • Proven ability to manage performance against KPIs and service targets.
  • Strong stakeholder engagement with residents and clients.

Responsibilities

  • Manage and oversee work scheduling in line with procedures, standards and SLAs.
  • Ensure high-quality responsive repairs and voids service delivery.
  • Represent Wates at client and resident performance meetings.
  • Drive performance against KPIs and service targets.
  • Control material costs and ensure processes compliance.
  • Monitor quality via inspections, KPIs and feedback.
  • Lead and develop a team of up to 30 operatives.
  • Carry out audits and service testing.
  • Identify opportunities for continuous improvement and support planning.

Location: Winchester

We are excited to offer an opportunity for an experienced Voids Manager to join our WPS team, delivering excellence on our Responsive Maintenance contract.

About The Role

As a Voids Manager, you will play a critical role in ensuring a high-quality, customer-focused, and safety-driven service. You'll take ownership of day-to-day operations, including delivering a 24/7, 365-day service, ensuring homes are turned around efficiently and to the highest standard.

Key Responsibilities
  • Manage and oversee work scheduling in line with company procedures, standards, and SLAs
  • Ensure consistent delivery of a high-quality responsive repairs and voids service
  • Represent Wates at client and resident performance meetings
  • Drive performance against KPIs and service targets
  • Effectively manage material costs and enforce compliance with processes
  • Monitor work quality through inspections, KPIs, and customer feedback
  • Lead, motivate, and develop a team of up to 30 operatives
  • Carry out regular audits and service testing
  • Identify opportunities for continuous improvement and support business planning
About You

We're looking for a confident and capable leader with proven management experience in a similar environment.
