Job summary

GS3 Recruitment Manchester is seeking an experienced Senior Quantity Surveyor to lead the commercial management of a residential housing scheme. You will take ownership of budgets, cost plans, procurement, and CVRs from pre-construction through to final account.

The role requires experience in social housing or residential construction, strong commercial knowledge, and proven leadership of a commercial team.

Qualifications

• Experience within social housing / residential construction.
• Excellent commercial and contractual knowledge.
• Strong negotiation and communication skills.
• Proven experience of managing a commercial team.
• PCSA Experience.
• Ability to work autonomously and manage multiple workstreams.
• Full UK Driving Licence

Responsibilities

• Full commercial management of residential schemes
• Preparation and management of budgets and cost plans
• Procurement and negotiation of subcontractor packages
• Valuations, variations, and final accounts
• Monthly cost value reconciliation (CVRs) and reporting
• Risk and value management
• Liaison with project managers, site teams, clients, and consultants
• Ensuring projects are delivered within budget and in line with contract requirements
