Job summary

Building Careers UK Ltd. is seeking a Senior Quantity Surveyor to lead the commercial management of major residential developments in the Midlands/Welsh Marches.

You will own budgets, forecasts and cost reporting from pre-construction through final account, coordinating with site, construction teams and subcontractors. The role emphasizes strong negotiation, stakeholder management, and mentoring of junior staff within a growing residential housebuilder.

Qualifications

• Proven senior QS experience in housebuilding / residential development.
• Experience managing project budgets, forecasts and cost reports.
• Strong understanding of subcontract procurement and supply-chain management.
• Experience with valuations, variations and final accounts.
• Excellent negotiation and commercial management skills.

Responsibilities

• Take commercial responsibility for allocated residential developments.
• Manage project budgets, cost plans and financial forecasts.
• Monitor project expenditure against approved budgets.
• Prepare and review cost/value reports and commercial forecasts.
• Lead subcontractor and supplier procurement.
• Prepare tender packages and analyse subcontractor quotations.
• Negotiate and place subcontract orders.
• Maintain accurate cost reporting and financial records.
• Mentor and support junior Quantity Surveyors and commercial staff.
• Ensure commercial procedures and company processes are followed.
