Job summary

Guildmore is seeking an experienced Senior Quantity Surveyor to lead the commercial and contractual management of residential and social housing projects across the Midlands & North. Based mainly at our Milton Keynes regional office, you will own project commercial performance, procurement, cost control, valuations and CVR reporting.

You will also mentor and develop junior QSs, ensure adherence to company procedures and standards, and collaborate with design and construction teams to deliver

Qualifications

• Five years of experience in a construction commercial role.
• Strong knowledge of JCT contracts; NEC4 experience beneficial.
• Degree in Quantity Surveying or related field; membership desirable.

Responsibilities

• Lead all commercial and contractual activities across assigned projects.
• Manage procurement, subcontractor tendering, negotiations and contract awards.
• Oversee monthly valuations, payments, and purchase orders.
• Manage variations, contractual claims, commercial risks and approvals in line with the Delegation of Authority.
• Own monthly CVR reporting, cost-to-complete assessments, accruals, cash flow and value recovery forecasts.
• Monitor budgets, identify commercial risks and opportunities, and implement cost-control measures.
• Ensure compliance with JCT Design & Build contracts and NEC4 where applicable, alongside legislation and guidance.
• Maintain accurate commercial documentation, procurement schedules and subcontractor records.
• Work with project, design and construction teams to support delivery.
• Mentor and develop junior commercial team members.
