Job summary

Carter Jonas is looking for an experienced Asset Manager (Team Lead) to head a residential property portfolio within the Property and Asset Management team in Birmingham. This fixed-term contract spans 1 year, with hybrid working and travel to Birmingham as needed.

You will lead a team of Asset Managers, drive performance against SLAs, and develop talent while delivering exceptional service to national infrastructure clients.

Qualifications

• Five years' experience in Property Management, Lettings or related sector
• Proven experience managing people and leading teams
• Strong knowledge of residential property management and asset management practices
• Excellent communication and stakeholder management skills
• Ability to manage multiple priorities in a fast-paced environment
• Strong organisational and problem-solving skills
• High level of attention to detail and accuracy
• Proficiency in Microsoft Office and property management systems
• Full UK Driving Licence
• Experience managing portfolios on behalf of infrastructure or corporate clients
• Knowledge of industry best practice and performance management within property teams

Responsibilities

• Lead and manage a team of Asset Managers responsible for residential property portfolios
• Ensure delivery against client KPIs and SLAs
• Oversee onboarding and acquisition of new assets into the portfolio
• Conduct site visits, including inspections and contractor meetings
• Oversee management of vacant assets and bring properties to lettable condition
• Organise improvement, repair and maintenance works with contractors
• Ensure quarterly inspections and accurate records
• Work with Facilities Management on statutory compliance
• Build and maintain relationships with clients, contractors and stakeholders
• Maintain up-to-date knowledge of property legislation and best practice
• Support and develop team members to foster a high-performing culture
