Job summary

Barratt Developments plc is seeking a qualified on-site Quantity Surveyor to lead cost control and budgeting for a site, ensuring targets are met and value is engineered throughout construction. You will manage subcontractors, cost reporting, and compliance across Group policies.

The role requires strong numeracy, IT skills, and the ability to work under pressure within a fast-paced housebuilding environment. Hybrid working is available with site and office commitments.

Qualifications

• Qualified to HND level or higher with a valid CSCS card.
• Must have a full understanding of current market conditions and rates.
• Must be able to control cost to complete on all trades and provisions to ensure live cost certainty.
• Highly numerate with excellent attention to detail, able to gather, interpret and present data to facilitate budgets and valuations.
• Methodical, conscientious and organised, works to deliver high standards.
• Strong IT skills, working knowledge of project management/payment and valuation software.
• Articulate, clear and credible, able to thrive under pressure in a fast-paced environment.
• Able to contribute towards the resolution of disputes, problems and cost issues.
• Able to work on own initiative, with drive to take ownership of projects.
• Strong communication skills and the ability to build effective relationships.

Responsibilities

• Maintain all cost control procedures and work within Group policies and procedures.
• Compile weekly, monthly and quarterly reports as required and stay updated on new materials and construction methods and NHBC requirements.
• Manage cost control procedures, including budgeting and valuations and show absolute cost and value reconciliation.
• Contribute to conceptual designs/options to keep design within budgeted values.
• Compile Site Start budget with cross-department collaboration to enable construction and sales activities.
• Lead value engineering and update site review documents to achieve best value.
• Maintain budget control throughout development and manage cost overruns within contingency levels.
• Complete accurate costing for all aspects of site development.
• Analyse and report costs and cash flow using support systems.
• Prepare tenders and procure sub-contractors, goods and materials per Group procedures.
• Compile subcontractor recommendations for approval.
• Process subcontract orders, payments and variations using COINS in line with Group policy.
• Evaluate and agree variations with budget awareness and approvals.
• Liaise with site personnel and subcontractors to maximise productivity.
• Attend project and team meetings and present the Commercial position.
• Compile and present valuations at divisional meetings.
• Control all commercial aspects for RSL and be aware of relevant regulations (Building Regulations, NHBC, HSE).
• Complete any other duties as required by Senior/Managing Surveyor/Commercial Manager.
• Promote Group values and ensure IT system compliance.
