Job Summary and key responsibilities
Key Responsibilities:
Property & Estate Management
  • Manage a portfolio of residential blocks and developments
  • Conduct regular site inspections and produce written reports
  • Ensure communal areas are well maintained, clean, and safe.
  • Instruct, supervise, and monitor contractors and service providers
  • Oversee planned and reactive maintenance works
  • Resident & Client Relations Act as the main point of contact for leaseholders, residents, and freeholders
  • Respond to queries, complaints, and emergencies in a timely and professional manner
  • Organise and attend residents’ or AGM meetings when required. Build and maintain positive working relationships with stakeholders
Financial Management
  • Preparation and management of service charge budgets
  • Monitor expenditure and ensure value for money
  • Approve invoices in line with budgets and company procedures
Compliance & Health & Safety
  • Ensure compliance with lease terms, legislation, and industry regulations
  • Oversee health & safety requirements, including fire risk assessments and insurance
  • Ensure statutory inspections and certifications are completed on time
  • Report and manage risk issues appropriately
Administration & Reporting
  • Maintain accurate property records and documentation
  • Prepare reports for clients, residents, and senior management
  • Use property management software effectively
What are we looking for:
Essential:
  • Strong communication and organisational skills
  • Ability to work effectively as part of a team
  • Competent IT skills, including property management systems, email, and spreadsheets
  • Full UK driving licence
  • A proactive attitude with a strong desire to learn and progress within property management
Desirable:
  • Previous experience in residential block or property management ATPI or MTPI qualification (or working towards)
  • Working knowledge of service charges, leases, and relevant property legislation
