SUMMARY

The Technician III is responsible for operating the facility, including mechanical and supporting systems; performing inspections, preventative and corrective maintenance, and routine and on-demand services on mechanical equipment and other systems. The Technician III must perform work in accordance with established processes and comply with internal and external requirements, including environmental, health and safety, and fire protection standards.

KEY DUTIES & RESPONSIBILITIES

Troubleshooting

  • Provide observations on facility and equipment conditions, deficiencies, and suggest improvements and repairs.

Maintenance

  • Perform work following established processes and practices.
  • Ensure compliance with environmental, health, safety, and fire protection regulations.
  • Conduct regular inspections, preventative, and corrective maintenance to ensure facility uptime and asset integrity.
  • Respond to service requests and perform maintenance on mechanical and other systems.
  • Monitor facilities through walkthroughs for system conditions.
  • Operate mechanical and other systems.
  • Manage work orders from dispatch to completion, ensuring quality and compliance.
  • Assist in implementing preventative maintenance programs and document deficiencies and resolutions.

Client Relations

  • Enhance tenant and customer satisfaction through quality service delivery.

Administration

  • Assist with facility-related projects.
  • Ensure work complies with policies, procedures, and regulations.
  • Maintain tools and submit expenditures timely.
  • Perform other duties as assigned.

Education, Experience & Qualifications

  • High school diploma plus trades training/certification or licensing.
  • Minimum 3 years of experience in maintenance of HVAC, pneumatic, or hydraulic systems.
  • Knowledge of facility operations, troubleshooting, and repair of mechanical and building systems.
  • Strong environmental, health, and safety awareness.
  • Client-service orientation with a high sense of urgency.
  • Knowledge of Building Automation Systems (BAS) and HVAC.
  • Effective communication and mentoring skills.
  • Willingness to work shifts, on-call, and handle emergency calls.
  • Adherence to health and safety policies, including PPE use.
  • Ability to obtain security clearance and hold a valid driver’s license.

Licenses and/or Professional Accreditation

  • Building Operator Certification or equivalent.
  • Provincial HVAC or apprentice licenses (e.g., Gasfitter I & II, refrigeration license).
