Role Summary and Purpose

The Centralized Maintenance Technician is responsible for specialized projects and maintenance work pertaining to building envelope, common areas, and occupied suite repairs to ensure that building components across all properties are well maintained. The incumbent operates within Old Oak’s standards of safety, high-quality customer service, and efficient operations. The Specialized Maintenance Technician works closely with the Operations Manager, Maintenance Supervisor, Property Managers, Assistant Property Managers, Community Managers, and Site Maintenance Technicians to deliver superior customer service and ensure that all buildings, grounds, and occupied suites are properly and safely maintained.

Responsibilities
Maintenance & Repairs
  • Be familiar with carpentry, plaster, drywall, painting, concrete repairs, and related building components, ensuring all work is completed safely and to a high standard of quality.
  • Carry out wall repairs including plaster patching, drywall replacement, and surface preparation.
  • Complete painting and finishing work for both occupied suites and common areas.
  • Repair and maintain doors, trim, cabinetry, flooring, and other carpentry-related building components.
  • Perform concrete repairs such as patching cracks, filling spalls, and resurfacing as needed.
  • Provide second level specialized maintenance support for building operations in common areas and occupied suites.
  • Complete and close off assigned work orders for common areas and in occupied suites.
  • Manage inventory and procure materials and supplies according to project needs.
  • Undertake and complete all assigned duties and responsibilities with minimum supervision as per agreed schedules.
  • Respond to all facility emergencies in a timely manner when required.
  • Assist with special projects as required.
  • Assist building maintenance staff and Property Managers as required.
Training and Process Improvements
  • Provide skills training and support as required to assist in development of site maintenance staff.
  • Identify opportunities for process improvements to reduce work order completion times and enhance customer service.
  • Maintain current knowledge of industry skilled trades policies/procedures and compliance with relevant codes of practice.
Tenant Relationships & Information Management
  • Maintain strong relationships with tenants to deliver customer service.
  • Ensure prompt service to tenants and prospective tenants.
  • Reasonably enforce the landlord’s rules and regulations.
  • Promote tenant retention by communicating effectively with existing residents and ensure, in close cooperation within the Property Management team, that resident issues are dealt with in an effective and timely manner.
  • Maintain the privacy and confidentiality of all resident information.
Safety
  • Periodically attend scheduled training sessions.
  • Ensure compliance with all applicable government regulations.
  • Always comply with company policies and procedures.
  • Ensure all health, safety, and security procedures are adhered to and areas of concern are reported promptly to supervisor to limit exposure to liability and loss.
Qualifications, Skills & Requirements
  • 5+ years’ experience in painting/plastering/drywall trade
  • Previous facilities maintenance or construction, preferably in institutional or commercial settings.
  • Minimum high school diploma. Post-secondary training in construction, building maintenance or related field is an asset.

Working Hours

8:00 am to 4:30 pm Monday to Friday.
