Job summary

Qualifications

• 2-3 years' experience in residential property management.

• Valid driver’s licence and willingness to travel to properties.

About the role
Adcorp Property Group Pty Ltd is seeking an experienced and dedicated Residential Property Manager to join our team in Dulwich, SA.

This is a full-time position that offers a rewarding opportunity to manage and maintain residential properties whilst delivering exceptional service to landlords and tenants.

As a Residential Property Manager, you will be the key liaison between property owners and residents, ensuring properties are well-maintained, rents are collected on time, and all legal requirements are met. This role is critical to our business operations and directly impacts our reputation and client satisfaction.

Key responsibilities

• Managing the day-to-day operations of assigned residential properties, including tenant relations and lease administration
• Collecting rental payments and managing financial records for properties under management
• Conducting regular property inspections and coordinating maintenance and repairs to ensure properties remain in excellent condition
• Advertising vacant units, showing properties to prospective tenants, and processing rental applications and lease agreements
• Responding promptly to tenant enquiries and maintenance requests, ensuring issues are resolved efficiently
• Ensuring compliance with relevant legislation, regulations and industry standards, including residential tenancy laws
• Maintaining comprehensive property records, documentation and files for all managed properties
• Liaising with contractors, tradespeople and service providers to arrange maintenance and repair work
• Conducting move-in and move-out inspections, managing bond documentation and security deposit handling
• Providing regular reports and updates to property owners regarding property performance and tenant matters

What we’re looking for

• Minimum 2-3 years' experience in residential property management or related role
• Strong knowledge of residential tenancy laws and regulations in South Australia
• Excellent communication and interpersonal skills with the ability to manage relationships with landlords and tenants professionally
• Proficiency with property management software and computer systems
• Sound organisational and time-management skills with the ability to manage multiple properties simultaneously
• Attention to detail and accuracy in financial record-keeping and documentation
• Problem-solving ability and capacity to handle difficult situations diplomatically
• Valid driver's licence and willingness to travel to properties as required
• Certificate in Property Management or relevant qualification (preferred but not essential)
• Experience with rent collection systems and financial reconciliation (advantageous)
