• Valid driver's license and access to a reliable, registered vehicle.
• Solid working knowledge of SA tenancy legislation (Residential Tenancies Act 1995) and local Adelaide Hills/Eastern suburbs market dynamics.
• Outstanding communication skills (both written and verbal) with a warm, professional approach.
• Exceptional organizational and time-management skills with strong attention to detail.

Responsibilities

• Oversee the day-to-day operations of a residential property portfolio with a focus on high service standards and client retention.
• Build and maintain trusted, long-term relationships with landlords, tenants, and local contractors.
• Manage all aspects of property management, including leasing coordination, lease renewals, routine inspections, maintenance, and arrears control.
• Ensure all property management activities strictly adhere to the Residential Tenancies Act and relevant industry regulations.
• Conduct regular rent reviews, manage lease renewals, and proactively work to minimize vacancy periods.
• Perform detailed routine inspections with accurate reporting for landlords, and coordinate prompt repairs with reliable trades.
• Work closely with the agency's close-knit internal team to ensure seamless operations and high-quality outcomes.
