Job summary

Adcorp Property Group Pty Ltd in Dulwich, SA is seeking an experienced Residential Property Manager to oversee a portfolio of rental properties, build strong landlord-tenant relationships, and ensure timely rent collection and compliance with tenancy laws.

You will coordinate inspections, coordinate repairs, manage leases, and provide regular reporting to property owners while upholding our commitment to service excellence and professional standards.

Qualifications

• 2-3 years' experience in residential property management.
• Knowledge of South Australia tenancy laws and regulations.
• Excellent communication and interpersonal skills for landlords and tenants.
• Proficiency with property management software.
• Valid driver’s licence and willingness to travel to properties.

Responsibilities

• Manage day-to-day operations of assigned residential properties.
• Collect rent and maintain financial records for properties under management.
• Conduct property inspections and coordinate maintenance and repairs.
• Advertise vacancies, show properties, and process rental applications and leases.
• Respond to tenant inquiries and maintenance requests.
• Ensure compliance with tenancy laws and regulations.
• Maintain property records and files for all managed properties.
• Liaise with contractors, tradespeople and service providers.
• Conduct move-in and move-out inspections and manage bond documentation.
• Provide regular reports to property owners regarding property performance and tenancy matters.
