Job summary

Wellman Strata in Sydney CBD is seeking an Assistant Strata Manager for a development-focused, permanent full-time role that offers hands-on experience and structured mentoring. You’ll support day-to-day administration of strata and community schemes, respond to owner and contractor inquiries, assist with maintenance requests, and help prepare meeting materials while learning from licensed Strata Managers.

This is a clear pathway to upgrade to a Strata Manager, with access to industry

Qualifications

• NSW registration or willingness to obtain the appropriate strata registration.
• Certificate IV in Strata Community Management completed or willingness to undertake as part of your development.

Responsibilities

• Assist Strata Managers with day-to-day administration of strata and community schemes.
• Respond to owner, committee and contractor enquiries.
• Assist with maintenance requests, quotations and authorised work orders.
• Support meeting preparation, correspondence and follow-up actions.
• Maintain accurate records and information within company systems.
• Support compliance, insurance and legislative administration under guidance of licensed Strata Managers.
• Liaise with contractors, owners, committee members and other stakeholders.

We're seeking an Assistant Strata Manager to work alongside experienced Strata Managers, supporting the day-to-day management of strata and community schemes while developing the skills and knowledge to progress within the industry.

About the Role

This is a development-focused position providing hands-on experience, structured mentoring and progressively greater responsibility.

You won't be expected to manage a portfolio independently from day one. You'll work closely with experienced Strata Managers and take on greater responsibility as your knowledge, confidence and qualifications develop.

Responsibilities include:

• Assisting Strata Managers with the day-to-day administration of strata and community schemes.


• Responding to owner, committee and contractor enquiries.


• Assisting with maintenance requests, quotations and authorised work orders.


• Supporting meeting preparation, correspondence and follow-up actions.


• Maintaining accurate records and information within company systems.


• Supporting compliance, insurance and legislative administration under the guidance of licensed Strata Managers.


• Liaising with contractors, owners, committee members and other stakeholders.


• Helping ensure enquiries, maintenance matters and agreed actions are followed through promptly and professionally.

About You

Skills & Qualifications

The following are advantageous but not essential:

• Strong digital capability, including advanced Microsoft 365 skills, confidence working across multiple business systems, and the ability to quickly learn and adopt new technology and workflows.


• Experience in strata management, property management, administration, customer service, legal support or a similar professional environment.


• A current NSW Certificate of Registration in strata management or Class 2 Strata Managing Agent Licence, or willingness and eligibility to obtain the appropriate registration.


• Certificate IV in Strata Community Management completed, underway or willingness to undertake as part of your professional development.
