Job summary

Starr Partners Merrylands is seeking an experienced Strata Manager to oversee a portfolio within a collaborative team in Western Sydney. You will guide owners corporations, coordinate meetings, and ensure strata schemes operate professionally under NSW legislation.

You will manage budgets, resolve issues, and foster strong client relationships while maintaining accurate records and staying current with industry best practices.

Qualifications

  • Demonstrated experience independently managing a portfolio of strata schemes.
  • Strong knowledge of NSW strata legislation, compliance obligations and industry practices.
  • Current NSW driver licence.
  • Reliable, comprehensively insured vehicle for work-related travel.
  • Proficiency in Microsoft Office and stratum management software.
  • Professional, well-presented approach with ongoing professional development.

Responsibilities

  • Manage day-to-day requirements of strata schemes and guide owners corporations.
  • Coordinate meetings (AGMs, committee meetings) and follow-up actions.
  • Review budgets, financial reports, levies and trust accounting relevant to strata management.
  • Coordinate repairs, maintenance, insurance, and service contracts as instructed by clients.
  • Obtain and present quotations from contractors and service providers.
  • Support onboarding of newly appointed strata schemes and maintain accurate records.

About the Role

This is an excellent opportunity for an experienced Strata Manager to take responsibility for an established portfolio while working within a knowledgeable and collaborative team.

You will manage the day-to-day requirements of your strata schemes, guide owners corporations and strata committees, coordinate meetings and maintenance, and ensure each scheme is managed professionally and in accordance with legislative requirements.

You will also contribute to client retention, portfolio growth and the continued development of a positive, service-focused strata team.

What You'll Be Doing
  • Managing and maintaining a portfolio of strata and community title schemes.
  • Building strong, professional relationships with owners corporations, strata committees, owners and service providers.
  • Preparing for and conducting annual general meetings, committee meetings and other client meetings.
  • Coordinating meeting agendas, minutes, correspondence and required follow-up actions.
  • Reviewing administrative and capital works fund budgets, financial reports, accounts and levy positions.
  • Coordinating repairs, maintenance, insurance and service contracts in accordance with client instructions.
  • Obtaining and presenting competitive quotations from contractors, consultants and service providers.
  • Monitoring levy arrears and supporting appropriate recovery processes.
  • Providing informed guidance regarding by-laws, compliance requirements, dispute resolution and relevant strata legislation.
  • Liaising with building managers, contractors, local councils, insurers, consultants and legal representatives as required.
  • Ensuring scheme records, strata rolls, communications and other documentation are accurate and up to date.
  • Supporting the onboarding and establishment of newly appointed strata schemes.
  • Identifying opportunities to strengthen client relationships, retain existing business and generate referrals.
  • Working collaboratively with assistant and administrative team members to ensure matters are completed accurately and on time.
  • Maintaining current industry knowledge through continuing professional development and training.

What You'll Need
  • A current NSW strata management qualification, certificate or licence appropriate to the duties of the position.
  • Demonstrated experience working in strata management.
  • A current NSW driver licence.
  • A reliable, comprehensively insured vehicle available for work-related travel.
  • Proficiency in Microsoft Office and relevant strata management software.
  • A sound understanding of financial reports, budgets, levies and trust accounting processes relevant to strata management.
