Role Context
The Senior Landscape Manager will take overall responsibility for landscape and swimming pool delivery across multiple live developments, ensuring each package progresses from coordinated design through construction, commissioning, handover, and post-completion maintenance. The role combines technical leadership with programme, commercial, quality, and site management responsibilities. Successful delivery will depend on early identification of buildability risks, disciplined contractor control, timely material and technical approvals, and effective coordination with Architecture, Civil, MEP, commercial, and design teams. The position will also protect long-term asset quality by overseeing defects liability and maintenance performance after handover.
Key Responsibilities
- Lead landscape and swimming pool packages from design development through execution, commissioning, handover, and maintenance.
- Manage delivery across multiple active projects while maintaining clear priorities, milestones, and resource requirements.
- Review landscape and pool design packages with consultants, architects, MEP teams, and project stakeholders.
- Assess designs for buildability, technical compliance, maintainability, cost effectiveness, and site practicality.
- Develop and monitor project programmes, procurement schedules, resource plans, and execution strategies.
- Establish sequencing requirements for hardscape, softscape, irrigation, pool structures, finishes, and associated MEP works.
- Direct site teams, contractors, and subcontractors to ensure execution follows approved drawings and specifications.
- Monitor daily and weekly progress against planned targets and intervene where delays or constraints emerge.
- Review shop drawings, technical submittals, samples, and material approvals for landscape and swimming pool packages.
- Oversee hardscape elements including paving, kerbs, planters, external finishes, landscape structures, and associated interfaces.
- Manage softscape execution covering planting, trees, shrubs, soil preparation, turf, and horticultural requirements.
- Coordinate irrigation networks, controls, water distribution, and related infrastructure.
- Provide technical oversight for swimming pool filtration, circulation, water treatment, finishes, structural interfaces, and MEP systems.
- Work closely with commercial and QS teams to monitor budgets, variations, additional works, and cost exposure.
- Review contractor claims and scope changes affecting landscape or pool packages.
- Conduct regular site inspections and quality audits to verify workmanship and compliance.
- Identify technical, programme, quality, and interface risks and drive practical corrective actions.
- Ensure all landscape and pool activities comply with project HSE requirements and approved safe working procedures.
- Coordinate inspection requests, testing requirements, and closure of quality observations.
- Manage snagging and defect rectification prior to final handover.
- Oversee swimming pool testing and commissioning, including functional verification of filtration and water treatment systems.
- Ensure handover packages include required operation and maintenance manuals, warranties, approvals, and technical records.
- Manage defects liability obligations and post-handover maintenance performance.
- Oversee landscape maintenance programmes to preserve planting health, appearance, irrigation performance, and overall asset quality.
- Represent the landscape and swimming pool function in project meetings, technical reviews, and progress discussions.
- Maintain clear reporting for senior management on progress, cost, risk, quality, and delivery status.
- Coordinate with clients, consultants, contractors, suppliers, and internal stakeholders to resolve outstanding issues.
- Lead and mentor Landscape Engineers, Supervisors, and Coordinators across assigned projects.
- Establish consistent technical and execution standards across multiple landscape and pool work packages.
- Able to manage competing priorities across multiple projects without losing control of quality or programme commitments.
Ideal Profile
- Bachelor 's degree in Landscape Architecture, Civil Engineering, Horticulture, or a related discipline.
- 15-20 years of relevant professional experience in landscape and swimming pool delivery.
- Significant experience in a senior management or leadership capacity.
- Strong track record delivering large residential, mixed-use, hospitality, or master-planned developments.
- Extensive practical knowledge of hardscape and softscape construction.
- Strong understanding of irrigation design, installation, testing, and operational requirements.
- Advanced knowledge of swimming pool engineering, including filtration, circulation, water treatment, finishes, structural requirements, and MEP interfaces.
- Experienced in managing contractors, subcontractors, consultants, and multidisciplinary project teams.
- Capable of reviewing technical submissions, shop drawings, material samples, and method statements.
- Strong understanding of construction programmes, procurement planning, resource allocation, and recovery actions.
- Commercially aware, with experience monitoring variations, budgets, and scope changes.
- Thorough understanding of construction quality management, inspections, snagging, testing, and commissioning.
- Strong awareness of HSE obligations across external works and swimming pool construction.
- Experienced in project handover, defects liability, operation and maintenance documentation, and maintenance contracts.
- Confident representing specialist landscape requirements during senior-level project meetings.
- Strong leadership capability with experience developing engineers, supervisors, and coordinators.
