Role Context

The Project Manager will take ownership of civil and swimming pool construction packages across complex development projects in Dubai. The position requires strong technical knowledge of pool structures, waterproofing systems, filtration equipment, chemical dosing, finishing works, and specialist aquatic construction methods. The role has direct responsibility for coordinating engineers, foremen, pool specialists, subcontractors, consultants, clients, suppliers, and local authorities. By maintaining close control over site execution, documentation, resources, procurement, risk, and inspections, the Project Manager will help ensure projects achieve contractual milestones while protecting quality standards, budgets, and delivery commitments.

Key Responsibilities

• Manage civil and swimming pool construction projects from initial planning and mobilization through final completion, handover, and client acceptance.
• Develop detailed project schedules, construction programs, resource plans, and milestone tracking systems.
• Coordinate civil engineers, site supervisors, foremen, swimming pool specialists, subcontractors, and supporting site teams.
• Monitor productivity, workmanship, manpower deployment, material availability, and progress against approved schedules.
• Oversee excavation, structural concrete works, reinforcement, formwork, gunite and shotcrete applications, waterproofing, tiling, and pool finishing activities.
• Supervise installation and coordination of filtration systems, pump rooms, chemical dosing equipment, circulation systems, and associated services.
• Review civil, structural, architectural, and MEP drawings before execution to identify technical interfaces and construction constraints.
• Assess shop drawings, technical submittals, method statements, and material proposals for compliance with project requirements.
• Ensure works are executed according to approved specifications, contractual requirements, drawings, and quality standards.
• Coordinate directly with clients, consultants, specialist subcontractors, and suppliers to resolve technical and operational issues.
• Liaise with Dubai Municipality, Trakhees, and other relevant UAE authorities for inspections, permits, approvals, and NOC requirements.
• Monitor project expenditure and coordinate cost control measures to protect approved budgets and commercial targets.
• Identify potential delays, technical risks, procurement constraints, and cost exposure at an early stage.
• Develop mitigation and recovery measures where progress or project margins may be affected.
• Conduct regular site progress and coordination meetings with engineering, commercial, procurement, and construction teams.
• Prepare progress reports for senior management and client representatives covering milestones, constraints, risks, and required actions.
• Coordinate procurement of construction materials, swimming pool equipment, filtration systems, plant, and specialist components against project schedules.
• Manage project records including RFIs, variation orders, material submittals, inspection requests, daily reports, approvals, and quality documentation.
• Maintain rigorous quality control throughout structural, waterproofing, MEP integration, and finishing stages.
• Ensure construction activities comply with applicable HSE procedures, UAE regulations, and project safety requirements.
• Coordinate snagging, corrective works, testing, commissioning, documentation closeout, and final handover activities.

Ideal Profile

The successful candidate will hold a Bachelor 's degree in Civil Engineering from a recognized university and bring at least 10 years of construction management experience. A minimum of 4-5 years should have been spent directly managing swimming pool, aquatic facility, or specialist water-related construction projects. Candidates must demonstrate a successful UAE project delivery record and practical knowledge of swimming pool construction from structural works through waterproofing, mechanical systems, finishes, testing, and handover. Strong technical understanding of gunite and shotcrete construction, fiberglass pools, vinyl liner systems, overflow pools, skimmer systems, waterproofing technologies, filtration equipment, chemical dosing, and specialist pool finishes is required. The role also requires confidence in interpreting civil, structural, architectural, and MEP drawings and translating technical information into coordinated site execution. Familiarity with Dubai Municipality, Trakhees, Abu Dhabi City Municipality, and other UAE permitting and authority approval processes will be important for managing inspections and regulatory requirements efficiently.
