Placements24 is seeking a dedicated Residential Property Portfolio Manager to oversee a portfolio in Port Elizabeth, Eastern Cape. You will handle tenant relations, leases, maintenance coordination and financial reporting for the assigned properties.

Key duties include tenant screening, rent collection, inspections, and ensuring compliance with South Africa’s landlord-tenant laws. Strong communication and organizational skills are essential for success in a hybrid work setup.

Formación

• 3–5 years of experience in residential property management.
• Strong understanding of tenant laws and lease agreements in the Eastern Cape.
• Proficiency with property management software such as PayProp and MDA.
• Excellent communication and interpersonal skills.
• Valid driver’s license and access to a reliable vehicle for property visits.

About the Role

Our client, a well-established property management firm with a substantial portfolio of residential properties, is seeking a dedicated and organized Residential Property Portfolio Manager to oversee a segment of their holdings in Port Elizabeth, Eastern Cape . This role is central to ensuring the efficient management and optimal performance of rental properties. The successful candidate will be responsible for tenant relations, lease administration, maintenance coordination, and financial reporting for their assigned portfolio. Key Responsibilities

• Manage a portfolio of residential rental properties, acting as the primary point of contact for tenants and property owners.


• Oversee tenant screening, lease agreements, and rent collection processes.


• Respond promptly and effectively to tenant inquiries, maintenance requests, and property issues.


• Coordinate with maintenance staff and external vendors to ensure properties are well-maintained and repairs are completed in a timely manner.


• Conduct regular property inspections to assess condition and ensure compliance with lease terms and safety regulations.


• Prepare monthly financial statements and performance reports for property owners, detailing income, expenses, and occupancy rates.


• Market vacant properties, arrange viewings, and facilitate the tenant onboarding process.


• Ensure compliance with all relevant landlord-tenant laws and regulations in South Africa .


• Build and maintain positive relationships with tenants, property owners, and service providers.


• Identify opportunities for property improvements to enhance value and tenant satisfaction.

Requirements

• A relevant qualification in Property Management, Business Administration, or a related field is advantageous.


• Minimum of 3-5 years of experience in residential property management or a related role.


• Strong understanding of property management principles, tenant laws, and lease agreements specific to the Eastern Cape region .


• Excellent communication, interpersonal, and conflict resolution skills.


• Proficiency in property management software (e.g., PayProp, MDA) and MS Office Suite.


• Exceptional organizational skills and the ability to manage multiple tasks and priorities effectively.


• A proactive and results-oriented approach to problem-solving.


• Ability to work independently and as part of a team.


• Valid driver's license and access to a reliable vehicle for property visits in and around Port Elizabeth .
