Our client, a leading developer in the South African property sector, is actively seeking an experienced and visionary Lead Property Development Manager to oversee a portfolio of exciting projects in Cape Town, Western Cape. This senior position requires a strategic thinker with a proven ability to manage the entire development lifecycle, from conception and planning through to construction, marketing, and handover. You will be responsible for driving innovation, ensuring project profitability, and maintaining the highest standards of quality and sustainability. Key Responsibilities

• Lead and manage all aspects of property development projects, including residential, commercial, and mixed-use developments.
• Develop and execute comprehensive project plans, including timelines, budgets, and resource allocation.
• Conduct feasibility studies, market analysis, and site evaluations to identify viable development opportunities.
• Secure all necessary permits, approvals, and zoning regulations from local authorities.
• Oversee the design process, working closely with architects, engineers, and urban planners.
• Manage the tendering process and select qualified contractors and consultants.
• Supervise construction activities, ensuring adherence to project specifications, quality standards, and safety regulations.
• Develop and implement marketing and sales strategies in collaboration with the sales and marketing teams.
• Manage project financials, including budget control, cost management, and cash flow forecasting.
• Liaise with stakeholders, including investors, government officials, community groups, and end-users.
• Ensure timely project completion and successful handover of properties to owners or tenants.
• Identify and mitigate project risks throughout the development lifecycle.

Requirements

• Bachelor's degree in Property Development, Urban Planning, Architecture, Engineering, Construction Management, or a related field.
• A Master's degree is highly desirable.
• Minimum of 8 years of relevant experience in property development, with a strong portfolio of successfully completed projects.
• Demonstrated experience in managing complex projects from inception to completion.
• In-depth knowledge of the property development process, including land acquisition, planning, design, construction, and marketing.
• Familiarity with South African building codes, zoning laws, and planning regulations, particularly in Cape Town, Western Cape.
• Strong financial management and budgeting skills.
• Excellent leadership, team management, and communication skills.
• Proven ability to negotiate effectively with various stakeholders.
• Proficiency in project management software and standard office applications.
