Qualifications

• Minimum 3–5 years of experience in commercial property management.
• Proven track record in managing diverse commercial portfolios.
• Strong knowledge of leases, maintenance, and financial management.
• Excellent negotiation and interpersonal skills.
• Proficiency with Yardi or MRI and MS Office.
• Driver's license required for site visits.

About the Role

Our client, a leading property management firm, is seeking an experienced and dedicated Commercial Property Manager to oversee a portfolio of properties in Tembisa, Gauteng. This role is pivotal in ensuring the efficient operation, maintenance, and profitability of commercial real estate assets. You will be the primary point of contact for tenants, vendors, and stakeholders, managing all aspects of property operations, from lease administration to financial reporting and facilities management. The ideal candidate will possess a strong understanding of commercial real estate, exceptional organizational skills, and a proactive approach to problem-solving. This is a ground-based role requiring regular presence at the properties within the Tembisa area to ensure optimal performance and tenant satisfaction.

Key Responsibilities

• Manage the day-to-day operations of a portfolio of commercial properties, including office buildings, retail spaces, and industrial units.
• Oversee tenant relations, ensuring high levels of satisfaction and retention through effective communication and prompt issue resolution.
• Administer leases, monitor lease compliance, and manage tenant renewals and escalations.
• Coordinate and supervise maintenance, repairs, and capital improvement projects, ensuring properties are well-maintained and safe.
• Develop and manage property budgets, control expenses, and ensure timely rent collection.
• Conduct regular property inspections to assess condition, identify potential issues, and ensure compliance with health and safety regulations.
• Source, negotiate with, and manage third-party service providers, including contractors and vendors.
• Prepare accurate and timely financial reports for property owners and senior management.
• Ensure all properties comply with relevant local, provincial, and national regulations.
• Respond to emergency situations and tenant concerns promptly and professionally.

Requirements

• A minimum of 3-5 years of experience in commercial property management.
• Proven track record in managing diverse commercial property portfolios.
• Strong understanding of lease agreements, property maintenance, and financial management principles.
• Excellent negotiation, communication, and interpersonal skills.
• Proficiency in property management software (e.g., Yardi, MRI) and Microsoft Office Suite.
• Ability to develop and adhere to budgets and manage expenses effectively.Strong problem-solving skills and the ability to make sound decisions under pressure.
• Knowledge of building systems and maintenance procedures.
• A valid driver's license is required for site visits within the Tembisa and surrounding Gauteng areas.
• Professional certification (e.g., NQF level 4 or higher in Real Estate) is advantageous.
