Job summary

WinnCompanies is seeking a Regional Site Support Specialist for the Wisconsin Region. The role provides operational and administrative support to Regional Leadership and Property Management in the division.

You will evaluate property metrics, support leasing, monitor financial performance, and ensure compliance. The position requires strong communication, leadership, and travel across the region.

Qualifications

• High school diploma or GED equivalent.
• 1-3 years of relevant work experience.
• 1-3 years of supervisory / managerial experience.
• Minimum 1-3 years of Low Income Housing Tax Credit and Project Based Section 8 program experience.
• 2 years of experience in affordable multi-family property management including direct supervision of others is required.
• Proven marketing and leasing experience at market rate multifamily communities is a plus.
• A current driver's license in good standing and ability to meet driving records standards.
• 75% of travel required throughout the assigned region.
• Experience with Microsoft Office Suites.
• Outstanding verbal and written communication skills.
• Excellent customer service skills.
• Outstanding leadership skills.
• Ability to plan, organize and prioritize work, meet deadlines.
• Ability to adapt to changing situations and environments.

Responsibilities

• Evaluate property metrics including occupancy, NOI, operating standards, and more to plan improvements.
• Collaborate with regional leadership and supervise as directed.
• Support leasing efforts and provide training to properties to achieve goals.
• Monitor properties against financial objectives via reports and inspections.
• Lead the property team to maintain optimum occupancy levels.
• Process move-ins, move-outs, re-certifications and renewals timely and accurately.
• Approve rental applications adhering to standards.
• Follow marketing policies and reporting requirements.
• Oversee tenant files and ensure organization and accuracy.
• Ensure property software data is accurate at all times.
• Maintain compliance with state and federal program regulations.
• Direct maintenance to implement programs and controls.
• Report property incidents as per policy.
• Collaborate with Regional VP to resolve resident issues timely.
