Job summary

Avenue5 Residential is seeking a Floating Maintenance Technician to address a broad range of apartment and property maintenance tasks. You will work under the supervision of the maintenance team to ensure top-tier customer service and curb appeal at the assigned property.

The role requires at least one year in property management or related field, plus general maintenance and carpentry skills. A valid driver's license and clean driving record are a must.

Qualifications

• High school diploma or equivalent is required.
• At least one year of experience in the property management industry or related field.
• General maintenance and general carpentry skills.

Responsibilities

• Address a wide range of maintenance tasks (electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds) as directed by supervisor/manager.
• Perform carpentry duties (wallboard, countertop/cabinet, finish carpentry, window/glass, door/lock, tile) as needed.
• Conduct proactive preventative maintenance (siding, painting, lighting, sprinklers, pool, elevator, etc.).
• Maintain the work order system and ensure timely completion to standards and resident satisfaction.
• Inspect grounds and common areas to uphold safety and cleanliness, identifying issues for repair or replacement.
• Assist with property emergencies (snow, weather events, fires, floods).
• Communicate maintenance issues promptly to leadership and follow safety rules and risk management.
• Participate in emergency on-call/after-hours maintenance with appropriate response times.
• Promote customer satisfaction through cleanliness and curb appeal and professional resident interactions.
• Foster positive relationships with residents and other properties/aid agencies.
• Maintain professional demeanor and align with company risk management program.
