Auben Realty is seeking a detail‑oriented Utility Billing Specialist to manage utility billing for our portfolio of single‑family rentals. You will ensure accurate billing, allocate costs, and resolve discrepancies while collaborating with internal teams and vendors.

Ideal candidates have 2+ years in utility billing or related fields, experience with AppFolio or similar software, strong Excel skills, and the ability to manage multiple priorities with precision and confidentiality.

Qualifications

• 2+ years of experience in utility billing, accounts receivable, accounting, property management, or a related field.
• Strong attention to detail and excellent organizational skills.
• Comfortable working with numbers, invoices, and financial data.
• Strong analytical and problem-solving abilities.
• Proficient in Microsoft Excel and Microsoft Office.
• Experience with property management or accounting software preferred.
• Ability to manage multiple priorities and meet recurring deadlines.
• Strong written and verbal communication skills.

Responsibilities

• Manage utility billing processes for a portfolio of single-family rental properties.
• Review and process utility bills for water, sewer, gas, electric, trash, and other services.
• Verify utility bills for accuracy and investigate discrepancies or variances.
• Allocate utility expenses to the correct property, owner, resident, or account.
• Monitor accounts for past-due balances, billing issues, and service concerns.
• Coordinate with utility providers to resolve billing discrepancies.
• Track transfers, service changes, and turnovers.
• Maintain accurate billing records and supporting documentation.
• Process resident charges per policy and leases.
• Respond to resident questions regarding charges in a timely manner.
• Collaborate with Property Management, Accounting, Maintenance, and Operations to resolve issues.
• Assist with monthly reconciliation of expenses and resident bill-backs.
• Identify opportunities for cost savings and improved billing accuracy.
• Prepare reports on expenses, activity, and discrepancies.
• Maintain confidentiality of financial and resident information.
• Support other accounting or administrative duties as needed.
