Job summary

Thrive Communities in Seattle is seeking an on-site property leader to oversee financials, leasing operations and resident services across multiple sites. The role reports to regional leadership and drives budgeting, rent collection and occupancy targeting.

You will manage on-site staff, conduct reviews, ensure compliance with MFTE/Section 8, and coordinate with HR. The position offers a competitive salary, full-time schedule, and benefits; strong candidates have CAM, Yardi, and market-pricing

Qualifications

• 3+ years of experience in property management or equivalent
• 1+ months supervisory experience with leadership
• Proficient in Microsoft Word, Outlook and Excel
• CAM certification preferred
• MFTE or Affordable Program experience important
• Yardi/CRM and On-Site experience preferred
• Budgeting, reporting and variance analysis experience
• Notary license required or obtainable within 3 months

Responsibilities

• Assist in budget formulation and stay within guidelines
• Ensure rents are collected and posted on time
• Handle evictions, utility cut-offs, and landlord liens as required
• Process invoices timely and in correct systems
• Prepare month-end reports including deposit activity and variances
• Safeguard and reconcile property credit card usage
• Ensure financial success of the property
• Hire and staff on-site personnel; interview and offers
• Conduct bi-annual performance reviews
• Approve timesheets and advise on HR procedures
• Provide leadership and develop site teams
• Maintain compliance with MFTE/Section 8 and audits
• Maintain leasing office and property records
• Conduct regular site inspections and safety training
• Engage residents and vendors with professional communication
• Oversee marketing, leasing and pricing strategies
• Ensure notary and legal documentation accuracy
