Job summary

Arnold Grounds Apartment Management seeks an experienced Affordable Multi-Site Community Manager to oversee two affordable housing communities in the St. Louis area. The role focuses on operations, compliance, leasing, and resident relations across sites.

The ideal candidate has multi-site management experience, strong budgeting and leadership skills, and a deep knowledge of LIHTC, HUD, and Section 8 programs. Equity and regulatory compliance are key priorities for this role.

Qualifications

• Minimum 3-5 years of multifamily property management experience.
• Multi-site property management experience strongly required.
• Demonstrated knowledge of LIHTC and Section 8 Project base affordable housing.
• Experience with HUD/Section 8 programs is strongly preferred.
• Previous experience supervising leasing, administrative, and maintenance personnel.
• Strong understanding of budgeting, collections, occupancy management, leasing, and property operations.
• Ability to effectively prioritize responsibilities between two communities.
• Strong leadership, communication, organizational, and problem-solving skills.
• Ability to work independently while maintaining consistent communication with regional leadership.
• Proficiency with property management software and Microsoft Office applications.
• Must possess a valid driver's license and reliable transportation to travel between assigned properties.

Responsibilities

• Oversee the daily operations and performance of two affordable multifamily communities.
• Maintain compliance with LIHTC, HUD, Section 8, and other regulatory requirements.
• Manage annual and interim recertifications and ensure resident files are audit-ready.
• Monitor occupancy, leasing activity, renewals, collections, delinquencies, and retention.
• Supervise, train, coach, and hold staff accountable for standards.
• Coordinate with maintenance for work orders, PM, inspections, and turns.
• Conduct regular property inspections and uphold curb appeal and standards.
• Review budgets, expenses, AR, purchasing, and variance reporting.
• Prepare and submit weekly, monthly, and operational reports to leadership.
• Maintain relationships with residents, vendors, agencies, and partners.
• Address resident concerns per company policies and document resolutions.
• Prepare properties for agency inspections and audits.
• Ensure compliance with Fair Housing and regulations.
