Arnold Grounds Apartment Management in the St. Louis area seeks an experienced Affordable Multi-Site Community Manager to oversee two affordable housing communities.

The role balances leasing, compliance, finances, maintenance coordination, and team leadership across locations. Ideal candidates have 3-5 years in multifamily property management, with strong LIHTC/Section 8 knowledge and HUD program familiarity.

Qualifications

• Minimum 3-5 years of multifamily property management experience.
• Strong multi-site management experience required.
• Demonstrated knowledge of LIHTC and Section 8 project-based affordable housing.
• Experience with HUD/Section 8 programs is strongly preferred.
• Supervising leasing, administrative, and maintenance staff.

Responsibilities

• Oversee the daily operations and performance of two affordable multifamily communities.
• Maintain compliance with LIHTC, HUD, Section 8, and other regulatory requirements.
• Manage annual and interim recertifications and resident files for audit-readiness.
• Monitor occupancy, leasing activity, renewals, collections, delinquencies, and resident retention.
• Supervise, train, coach, and hold staff accountable for performance and standards.
• Coordinate with maintenance for work orders, preventive maintenance, inspections, and unit turns.
• Conduct property inspections to maintain curb appeal and compliance.
• Review financial performance including budgets, expenses, A/R, purchasing and variance reporting.
• Prepare and submit weekly/monthly/operational reports to regional leadership.
• Maintain relationships with residents, vendors, regulators, and partners.
• Respond to resident concerns and resolve issues per company policies.
• Prepare properties for agency inspections and audits.
• Ensure Fair Housing compliance and applicable regulations.
