Job summary

SunRidge Management Group is seeking a Lead Maintenance Technician for two apartment communities in Texas. You will oversee daily maintenance operations, mentor staff, and ensure a safe, clean living environment for residents while coordinating with the property manager for budgeting and vendor management.

The role requires proactive maintenance planning, strong leadership, and the ability to work weekends and rotate on-call shifts to support 24/7 operations.

Qualifications

• Minimum 3 years of multifamily property maintenance experience.
• Must be able to travel and manage two properties (121 units).
• Proven leadership and organizational skills.
• Strong knowledge of state lease forms, Fair Housing laws, and Property Code.
• Certified in CPO and HVAC.

Responsibilities

• Maintain inventory levels of maintenance supplies and tools.
• Monitor hazardous conditions and ensure safety.
• Label utility cut-offs and maintain property maps.
• Keep storage areas secure and clean; daily workspace upkeep.
• Train and mentor maintenance staff; promote safety-first culture.
• Conduct safety meetings and ensure regulatory compliance.
• Approve service requests and oversee completion of tasks.
• Manage property maintenance budget with management approval for major expenses.
• Ensure timely completion of work orders and 24/7 on-call rotations.
• Coordinate with external vendors and ensure work meets standards.
• Conduct move-in/move-out inspections and support resident relations.
• Maintain records for leases, inspections, renewals, and permits.
