Job summary

SunRidge Management Group is seeking a Lead Maintenance Technician to uphold a safe, well‑maintained apartment community, lead maintenance staff, and implement preventative maintenance to protect property value. The role emphasizes training, safety, and resident service.

The position is full-time and on-site with weekend availability and rotating on-call duties. Proficiency in OneSite/Yardi and MS Office is required, alongside CPO and HVAC certifications and at least 3 years in multifamily

Qualifications

• Minimum 3 years of experience in multifamily property maintenance.
• Proven leadership and organizational skills, with ability to manage staff and daily operations.
• Strong understanding of state lease forms, Fair Housing laws, and the Property Code.
• Proficient in property management software (OneSite and/or Yardi) and the Microsoft Office Suite.
• Excellent interpersonal, communication, and customer service skills.
• Ability to multitask and adapt in a fast-paced environment.
• Required CPO & HVAC certifications.
• Must be available to work 40 hours per week, including weekends, and participate in a rotating on-call schedule.

Responsibilities

• Maintain inventory levels of maintenance supplies and tools; ensure tools are in good condition.
• Monitor and correct hazardous conditions across the property (lighting, stairs, gates, etc.).
• Identify and label utility cut-offs; maintain property maps.
• Train and mentor maintenance staff; promote safety culture.
• Approve and delegate service requests; oversee completion and provide hands-on support.
• Maintain knowledge of the property maintenance budget and obtain approvals for major expenses.
• Establish and manage systems for prompt resident service and 24-hour on-call rotations.
• Coordinate with external vendors and ensure work meets company standards.
• Conduct move-in/move-out inspections and support retention efforts.
• Submit weekly/monthly reports to corporate; ensure regulatory compliance.
