Job summary

Blue Castle Agency in Iowa City, IA is seeking a hands-on Community Manager to oversee two connected manufactured housing communities. You’ll lead a stable on-site team, nurture resident satisfaction, and ensure operations run smoothly behind the scenes so the sales team can focus on closing homes.

This role emphasizes multi-site leadership, NOI and collections performance, Fair Housing compliance, and proactive vendor and budgeting management.

Qualifications

• 3–5+ years leading manufactured housing communities with multi-site responsibility.
• Proven ability to drive NOI, occupancy, and collections targets.
• Strong knowledge of Fair Housing and state landlord-tenant law.

Responsibilities

• Lead and coach teams across both communities to build a respectful, collaborative culture.
• Partner with the sales team to keep homes show-ready and remove sales barriers.
• Drive NOI, occupancy, and collections performance across sites.
• Conduct regular 1:1s with direct reports including goals and coaching.
• Handle resident-owned home sale paperwork: applications and leases.
