Job summary

Coastal United Title Services in Florida is seeking a motivated Title Processor to oversee the full title process, from ordering title reports to ensuring a smooth closing. You will verify lender instructions, review purchase agreements and title commitments, and determine escrow requirements with accuracy and discretion.

Ideal candidates have at least 2 years of title processing experience, strong written and verbal communication, and proficiency with title software and Microsoft Office.

Qualifications

• Minimum of 2 years' experience in title processing.
• Knowledge of title software and MS Office.
• Detail oriented and professional, able to handle confidential information.
• Strong written and verbal communication skills.
• Knowledge of real estate industry regulations and procedures.
• Certification in title processing or real estate.

Responsibilities

• Closely reviews lender instructions
• Closely reviews the purchase agreement and title commitment
• Determines escrow requirements by verifying buyer, seller, and lender instructions including calling on water, taxes and special assessments
• Familiar with state city specific requirements
• Calculates by prorating taxes and terms of the purchase agreement
• Obtains clear title by resolving title defects, satisfying liens and encumbrances
• Familiar with seller concessions and ability to work through a file to obtain funding
• Schedules closings by reviewing title commitment to ensure file is clear to close
• Prepares transaction documents by completing forms and statements; collecting and reviewing existing documents
• Respond to inquiries from customers, attorneys, agents and brokers
• Provides support to the Escrow Department
