Job summary

CLS Living is seeking a dynamic General Manager to lead a student housing community. You will supervise day-to-day operations, develop a high-performing team, and drive financial performance with a focus on exceptional resident experiences.

As a customer-focused leader, you will manage leasing, maintenance, safety, and partnerships with campus and community stakeholders to deliver best-in-class service and growth opportunities.

Qualifications

• Bachelor’s degree preferred or 2–5 years of experience in student housing or multifamily housing.
• Proficient in Microsoft Outlook, Word, Excel and Entrata.
• Knowledge of market rate and LIHTC programs, Fair Housing Laws, and EEO laws.
• Strong skills in staff recruitment and development, financial management, marketing strategy, scheduling, and operational oversight.

Responsibilities

• Build, lead, and develop a high-performing team that embodies CLS Living culture.
• Foster a collaborative, positive environment for staff and residents.
• Ensure staff trained in landlord/tenant statutes, Fair Housing, and safety regulations.
• Promote relationships with residents, parents, staff, university partners, and the community.
• Drive campus presence and engage with the local business community to strengthen brand.
• Oversee daily operations including leasing, maintenance, customer service, and vendor management.
• Implement systems to drive efficiency and reduce costs.
• Supervise maintenance and contracted services to uphold curb appeal, cleanliness, and safety.
• Ensure compliance with legal, regulatory, and company policies.
• Maintain occupancy at or above 99% and collections at or above 98%.
• Maximize NOI through cost control, revenue generation, and budgeting.
• Ensure all systems are up to date and utilized effectively (Entrata).
• Analyze financial reports, manage budgets, and provide variance updates.
• Oversee payroll, invoicing, and hiring documentation.
• Lead annual marketing plan and track leasing goals.
• Ensure marketing reflects brand positively and accurately.
• Maintain knowledge of market and competition; coach the team.
• Plan resident events to foster engagement.
• Collaborate with local schools and student organizations for partnerships.
