Job summary

Toll Brothers, an award-winning luxury home builder, is seeking a Purchasing Manager for our division office in St Johns, Florida. This on-site role partners with operations to contract and manage trade partners, negotiate pricing, and drive cost-saving initiatives across multiple cost codes.

The ideal candidate has at least 5 years of contracting and pricing experience in residential construction, with strong Excel and ERP system skills.

Qualifications

• Bachelor’s degree preferred but not required; strong experience in contracting and pricing in residential construction is valued.
• Minimum 5 years of contracting and pricing experience in building materials or residential construction.

Responsibilities

• Budgeting and contracting trade categories for the division.
• Bid, negotiate, and approve trade partner contracts with operations leadership.
• Manage contract maintenance and scopes of work for trade assignments.
• Coordinate with Community Planning, Architecture and other functions for value engineering and SKU optimization.
• Develop and apply national strategies to local markets and unbundle labor/material pricing when applicable.
• Oversee rebate processes, competitive benchmarking, and analytics to improve savings.
