Job summary

Parkway Properties / Raindrop Car Wash seeks a highly analytical Financial Analyst – FP&A & Strategic Finance to partner with the CFO and executive team. You will improve forecasting, evaluate investments, and turn financial data into actionable insights.

The role focuses on analysis across models, operational questions, and data to explain performance drivers and guide capital allocation. This is not primarily a reporting role.

Qualifications

• Bachelor's degree or equivalent relevant experience preferred.
• 2+ years of analytical FP&A, investment banking, corporate development, or related fields preferred.
• Strong financial modeling and Excel skills.
• Solid understanding of financial statements, cash flow, and business economics.
• Experience with SQL or databases is preferred; comfortable querying data.
• Ability to analyze large datasets and identify meaningful trends.
• Excellent written and verbal communication skills.
• Ability to explain financial concepts to financial and non-financial stakeholders.
• High attention to detail with big-picture understanding.
• Curiosity about operational drivers behind financial results.

Responsibilities

• Support FP&A by developing budgets and rolling forecasts at consolidated and location levels.
• Forecast revenue, expenses, EBITDA, capex, debt service, and cash flow.
• Analyze actual results vs. budget and forecast; identify drivers of variances.
• Build scenario analyses for pricing, membership, traffic, and capital investment.
• Maintain long-term financial models for strategic planning and capital allocation.
• Underwrite investments by evaluating acquisitions, developments, and renovations.
• Create underwriting models and assess returns, financing structures, and risks.
• Perform base, downside, and upside analyses; prepare management materials.
• Provide post-investment reviews comparing actuals to underwriting assumptions.
• Develop dashboards linking financial results with operating drivers.
• Translate data into clear insights; support ad hoc analyses for leadership.
• Improve recurring reporting processes and data accessibility.
• Collaborate with operations to identify revenue and margin opportunities.
• Support CFO and executives with strategic finance projects.
