The ideal candidate has a Bachelor's in Engineering and 8–10+ years of facilities management, with strong budgeting, reporting, and cross-functional coordination capabilities to support a high-visibility client environment.

  • 8–10+ years of Facilities Management experience with commercial/industrial/manufacturing facilities.
  • Proven experience as Site Manager or similar leadership role overseeing facilities operations and client relationships.
  • Strong client-facing abilities, relationship-building, and leadership to drive service delivery.

Responsibilities

  • Serve as the primary site leader and client-facing representative for facilities management at a large manufacturing site.
  • Build and maintain relationships with client leadership, stakeholders, vendors, and internal partners.
  • Lead, develop, and mentor facility management teams to drive accountability and operational excellence.
  • Oversee daily facilities operations including maintenance programs, contractor management, and compliance initiatives.
  • Prepare and report on budgets, variances, and cost-saving opportunities.
  • Present updates and performance metrics to client leadership and senior stakeholders.
  • Coordinate cross-functional work with Engineering, Projects, Planning, Finance, HR, Procurement.
  • Ensure facilities remain safe, compliant, and aligned with client expectations through continuous improvement.

Job description

Our client, a leading facilities and real estate services organization, is seeking a Site Manager 5 to join their team. As a Site Manager 5, you will be part of the Facilities Management organization supporting a manufacturing-focused portfolio. The ideal candidate will be a proven Facilities Management leader with extensive experience managing commercial or industrial facilities, building strong client relationships, leading facilities teams, overseeing vendors and contractors, and driving operational excellence in a highly visible client-facing environment.

Job Title: Site Manager 5

Location: Middletown, DE

Pay Range: $35 to $39 per hour

Schedule: Monday-Friday with a flexible start time between 6:00 AM and 8:00 AM, followed by a full 8-hour workday. Due to the nature of the facility and the leadership responsibilities of the role, occasional weekend, after-hours, or off-shift support may be required to address operational needs.

Employment Type: This is a Contract-to-Hire opportunity. Candidates will initially join in a contract capacity and will have the opportunity to convert to a full-time employee (FTE) role based on performance and business needs.

  • Serve as the primary site leader and key client-facing representative for facilities management services at a large manufacturing facility.
  • Build and maintain strong relationships with client leadership, stakeholders, vendors, contractors, and internal business partners while ensuring exceptional customer service.
  • Lead, develop, and mentor facility management teams, driving accountability, performance, employee development, succession planning, and operational excellence.
  • Oversee daily facilities operations, including maintenance programs, contractor management, repairs, inspections, compliance initiatives, and service delivery performance.
  • Prepare, manage, and report on operational and facility budgets, track variances, identify cost-saving opportunities, and support financial planning activities.
  • Present operational updates, business cases, strategic recommendations, and performance metrics to client leadership and senior stakeholders.
  • Coordinate cross-functional activities with Engineering, Projects, Planning, Finance, HR, Procurement, and other support functions to ensure integrated facilities services.
  • Ensure facilities remain safe, compliant, operationally effective, and aligned with client expectations through proactive management and continuous improvement initiatives.
What's Needed?
  • Bachelor's degree in Engineering or an equivalent combination of education and relevant facilities management experience.
  • 8-10+ years of Facilities Management experience with demonstrated success managing commercial, industrial, or manufacturing facilities.
  • Proven experience serving as a Site Manager, Facilities Manager, Building Operations Manager, Plant Facilities Manager, or similar leadership role responsible for overall facility operations.
  • Strong client-facing experience with the ability to build relationships, influence stakeholders, present to leadership teams, and provide exceptional customer service.
  • Experience leading facilities teams and managing vendor and contractor relationships across multiple service lines.
  • Demonstrated experience managing facility budgets, operational expenses, financial reporting, and cost-control initiatives.
  • Strong knowledge of facility operations, maintenance programs, compliance requirements, risk mitigation, and service delivery best practices.
  • Excellent communication, presentation, leadership, and problem-solving skills.
  • Proficiency with Microsoft Office Suite, including Excel, and the ability to analyze operational and financial data.
