Job summary

Windsor South Lamar - Austin, TX is hiring an Apartment Service Tech III to perform maintenance across apartment homes and common areas, focusing on HVAC, plumbing, electrical, appliances, painting and carpentry.

Starting hourly range is $26.47–$33.09, with on-call rotations and a Monday–Friday 8:00 AM–5:00 PM schedule. Generous benefits include housing discounts, paid time off, holidays, and tuition assistance through Windsor Communities.

Qualifications

• 2+ years of multifamily residential, commercial, or hotel maintenance experience.
• Familiarity with building safety systems (fire sprinklers/alarms).
• Ability to use smart devices and housing management software.
• Proficient with hand and power tools.
• Must be able to participate in on-call rotations and flexible schedule.
• EPA Type II or ability to obtain within 90 days; CPO preferred or can obtain within 90 days.

Responsibilities

• Troubleshoot, diagnose, repair, and perform preventative maintenance on apartment homes and common areas.
• Repair mechanical rooms, plumbing, electrical and appliance areas.
• Maintain accurate work orders and records using property management software.
• Participate in rotating on-call schedule for after-hours and weekend emergencies.
• Support Windsor Communities' service standards and resident satisfaction.

Apartment Service Tech III | Windsor South Lamar - Austin, TX

Windsor South Lamar is a mid-rise style community consisting of 340 apartment homes.

For the fifth year in a row, Windsor Communities is the recipient of the 2025 Kingsley Excellence Award achieving the top award for Overall Customer Service.

Successful Service Technicians can come from a variety of backgrounds including apartment maintenance, HVAC, general labor, construction, hotel, general building maintenance, and work order management. Must have intermediate competency with HVAC, plumbing, electrical, appliance repair, painting, and carpentry. Must be available to be part of a rotating on call schedule for after hours and weekend emergency response.

Compensation

Our company considers a range of factors including education and experience when determining base compensation.

Hourly: Starting at $26.47 - $33.09 per hour, depending on years of experience, tenure, and location.

Schedule

Monday - Friday 8:00 AM - 5:00 PM with on-call every 3 weeks.

Your Skills

• Minimum of 2 years’ experience with multifamily residential, commercial or hotel maintenance
• Familiarity with building safety systems including the fire systems (sprinklers/alarms)
• Ability to use smart devices and property management software for maintaining accurate records and work order completion
• Advanced knowledge of hand tools and basic power tools
• Support the company’s values and cultures by providing exceptional service to teammates and residents
• Troubleshoot, diagnose, repair, and apply preventative measures with apartment homes, common areas, mechanical rooms, plumbing, electrical and appliance areas

Requirements

• Site specific certifications such as:
  • EPA Type II preferred or ability to become certified within 90 days of start date
  • CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date
• Ability to work a flexible schedule, some weekend work and ability to participate in the on-call rotations
