Job summary

Windsor South Lamar is seeking an Apartment Service Tech III for an Austin, TX location. This role supports the 340-unit community with maintenance, repairs and preventive tasks, ensuring safety and resident satisfaction.

The ideal candidate has at least 2 years of multifamily or comparable experience, with HVAC, plumbing, electrical, and carpentry skills. On-call shifts are required on a rotating basis.

Qualifications

• 2+ years’ experience in multifamily, commercial or hotel maintenance.
• Familiar with building safety systems including fire sprinklers/alarms.
• Proficient with smart devices and property management software.
• Hands-on with hand and basic power tools.

Responsibilities

• Perform maintenance in multifamily residential settings.
• Respond to after-hours emergencies on a rotating on-call schedule.
• Use property management software to log work orders and maintain records.
• Diagnose and repair plumbing, electrical, HVAC, and appliance issues.
• Assist with safety compliance and preventive maintenance.

Apartment Service Tech III | Windsor South Lamar - Austin, TX

Windsor South Lamar is a mid-rise style community consisting of 340apartment homes.

For the fifth year in a row, Windsor Communities is the recipient of the 2025 Kingsley Excellence Award achieving the top award for Overall Customer Service.

Successful Service Technicians can come from a variety of backgrounds including apartment maintenance, HVAC, general labor, construction, hotel, general building maintenance, and work order management. Must have intermediate competency with HVAC, plumbing, electrical, appliance repair, painting, and carpentry. Must be available to be part of a rotating on call schedule for after hours and weekend emergency response.

Compensation

Our company considers a range of factors including education and experience when determining base compensation.

Hourly: Starting at $26.47 - $33.09 per hour, depending on years of experience, tenure, and location.

Schedule

Monday - Friday 8:00 AM - 5:00 PM with on-call every 3 weeks.

Your Skills

• Minimum of 2 years’ experience with multifamily residential, commercial or hotel maintenance
• Familiarity with building safety systems including the fire systems (sprinklers/alarms)
• Ability to use smart devices and property management software for maintaining accurate records and work order completion
• Advanced knowledge of hand tools and basic power tools
• Support the company’s values and cultures by providing exceptional service to teammates and residents
• Troubleshoot, diagnose, repair, and apply preventative measures with apartment homes, common areas, mechanical rooms, plumbing, electrical and appliance areas

Requirements

• Site specific certifications such as:
  • EPA Type II preferred or ability to become certified within 90 days of start date
  • CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date
• Ability to work a flexible schedule, some weekend work and ability to participate in the on-call rotations
