Job summary

Irvine Company Apartment Communities is seeking a Maintenance Technician to perform general maintenance across its California communities, including plumbing, electrical, HVAC, and appliance repairs. The role includes apartment turnover, preventative maintenance, and safety compliance, with on-call duties for emergencies and possible weekend work.

Qualifications

• Must have valid driver’s license and vehicle insurance.
• Ability to communicate clearly in English, verbal and written.
• On-call for after-hours emergencies; weekends/holidays/evenings may be required.
• Regular attendance and ability to move, lift, and climb as part of the job.
• Pulmonary exam and respirator fit test required.

Responsibilities

• Perform general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turnover, and appliance repairs.
• Execute service requests, unit turns, and preventative maintenance across communities.
• Ensure common areas and grounds meet company standards; perform inspections and mitigate hazards.
• Maintain safety practices and complete safety training; identify and mitigate risks.
• Inventory parts and appliances; maintain facilities orderliness.
• Carry out preventative maintenance on systems and equipment.
• Perform porter functions as needed.
• Work may be solo or in a team to complete maintenance services or turnover of apartments.

Job description

Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.

• Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.
• Performs service requests, unit turns and preventative maintenance work throughout the community.
• Ensures community common areas and grounds are maintained according to company standards; conducts inspections, identifies and resolves any hazards.
• Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
• Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
• Completes property preventative maintenance and preventative maintenance on required systems and equipment.
• Performs porter functions as necessary.

Variances in responsibilities may exist by community type:

• Responsibilities will include completing both maintenance service requests and turnover of apartments. May work alone.
• May work on a team that completes maintenance service requests or turnover of apartments

Minimum Qualifications / Other Expectations:

• Valid driver’s license; valid vehicle insurance; clean driving record.
• Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
• On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings.
• Regular, consistent and timely attendance required.
• Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
• Ability to push and pull up to 118 pounds of force.
• Ability to lift below waist up to 70 pounds and above waist 60 lbs.
• Must complete and pass pulmonary exam and respirator fit test.
