Job summary

Irvine Company Apartment Communities is seeking a Maintenance Technician to perform general maintenance across its Irvine, California communities. You will handle plumbing, painting, electrical, HVAC, appliance repairs, and preventative work in accordance with company standards and safety policies.

Responsibilities include coordinating with management, performing turnover and service requests, maintaining common areas, and ensuring a safe, clean, and functional living environment for residents.

• On-call after hours; may require weekends, holidays, and evenings.

Responsibilities

Compensation:

Base Pay Range: $$20.48 - $$23.65

Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).

Position Summary:

Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.

• Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.
• Performs service requests, unit turns and preventative maintenance work throughout the community.
• Ensures community common areas and grounds are maintained according to company standards; conducts inspections, identifies and resolves any hazards.
• Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
• Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
• Completes property preventative maintenance and preventative maintenance on required systems and equipment.
• Performs porter functions as necessary.

Variances in responsibilities may exist by community type:

• Responsibilities will include completing both maintenance service requests and turnover of apartments. May work alone.
• May work on a team that completes maintenance service requests or turnover of apartments

Minimum Qualifications / Other Expectations:

• Valid driver’s license; valid vehicle insurance
• Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
• On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings.
• Regular, consistent and timely attendance required.
• Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
• Ability to push and pull up to 118 lbs of force.
• Ability to lift below waist up to 77lbs and above waist 45lbs.
• Must complete and pass pulmonary exam and respirator fit test.
