Job summary

Irvine Company Apartment Communities, a division of Irvine Company, is seeking a skilled maintenance technician to join our on-site team in California. You will perform plumbing, electrical, HVAC, and appliance repairs, and manage apartment turnover with attention to safety and quality standards.

Responsibilities include responding to service requests, inspecting common areas, and supporting preventative maintenance programs.

Qualifications

• High School Diploma or equivalent work experience.
• 1 year general maintenance experience; expertise in plumbing, electrical, HVAC, appliance repair and apartment turnover preferred.
• Valid driver’s license; valid vehicle insurance.
• Ability to communicate clearly and effectively in English, both verbally and in writing.
• On call required for after hours emergencies; schedule may require work on weekends, holidays and evenings.
• Regular, consistent and timely attendance required.
• Ability to move in and out of a variety of positions; lifting up to 118 pounds and 70 pounds below waist and 36 pounds above waist; pulmonary exam and respirator fit test.

• Performs service requests, unit turns and preventative maintenance across the community.
• Ensures common areas and grounds are maintained to company standards; conducts inspections and mitigates hazards.
• Performs work using safe practices and completes safety training.
• Manages inventory of parts and appliances; maintains orderliness of facilities.
• Completes property preventative maintenance on required systems and equipment.
• Performs porter functions as needed.
• May work independently or as part of a team on maintenance service requests or apartment turnover.

Position Summary:

Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.

• Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.
• Performs service requests, unit turns and preventative maintenance work throughout the community.
• Ensures community common areas and grounds are maintained according to company standards; conducts inspections, identifies and resolves any hazards.
• Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
• Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
• Completes property preventative maintenance and preventative maintenance on required systems and equipment.
• Performs porter functions as necessary.

Variances in responsibilities may exist by community type:

• Responsibilities will include completing both maintenance service requests and turnover of apartments. May work alone.
• May work on a team that completes maintenance service requests or turnover of apartments

Minimum Qualifications / Other Expectations:

Education & Experience:

• High School Diploma or equivalent work experience.
• 1 year general maintenance experience; Expertise in plumbing, electrical, HVAC, appliance repair and apartment turnover preferred

Other:

• Valid driver’s license; valid vehicle insurance
• This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.
• Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus
• On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings.
• Regular, consistent and timely attendance required
• Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying
• Ability to push and pull up to 118 pounds of force
• Ability to lift below waist up to 70 pounds and above waist 36 lbs
• Must complete and pass pulmonary exam and respirator fit test.
