Job summary

Irvine Company Apartment Communities is seeking a skilled maintenance worker to perform general maintenance including plumbing, painting, electrical, HVAC, and appliance repairs across our apartment communities. The role emphasizes safety, proactive customer service, and timely completion of service requests and turnovers.

The position requires flexibility for on-call duties, weekends, and evenings, with physical tasks including lifting and ladder work.

Qualifications

• Valid driver’s license and vehicle insurance.

• On-call required for after hours emergencies; schedule may include weekends, holidays and evenings.
• Regular, consistent attendance required.
• Physical ability to move in various positions and lift heavy loads.
• Must pass pulmonary exam and respirator fit test.

Responsibilities

• Promotes positive, proactive customer interactions to deliver Irvine Company experience of the highest quality.
• Performs service requests, unit turns and preventative maintenance across the community.
• Maintains common areas and grounds according to company standards; conducts inspections and mitigates hazards.
• Follows safe work practices and completes required safety training.
• Manages inventory of parts and appliances; maintains general maintenance and orderliness of facilities.
• Completes property preventative maintenance on required systems and equipment.
• Performs porter functions as needed.
• Supports turnover of apartments and maintenance service requests, may work alone or in a team.

Division: Apartments - On-Site (Apt OnSite)

Position Summary:

Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.

• Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.
• Performs service requests, unit turns and preventative maintenance work throughout the community.
• Ensures community common areas and grounds are maintained according to company standards; conducts inspections, identifies and resolves any hazards.
• Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
• Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
• Completes property preventative maintenance and preventative maintenance on required systems and equipment.
• Performs porter functions as necessary.

Variances in responsibilities may exist by community type:

• Responsibilities will include completing both maintenance service requests and turnover of apartments. May work alone.
• May work on a team that completes maintenance service requests or turnover of apartments

Minimum Qualifications / Other Expectations:

• Valid driver's license; valid vehicle insurance
• Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
• On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings.
• Regular, consistent and timely attendance required.
• Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
• Ability to push and pull up to 118 pounds of force.
• Ability to lift below waist up to 70 pounds and above waist 60 lbs.
• Must complete and pass pulmonary exam and respirator fit test.
