Job summary

Irvine Company Apartment Communities seeks a maintenance technician to perform general maintenance across its California communities, including plumbing, electrical, HVAC, painting and appliance repairs. You will handle service requests, unit turns, and preventative maintenance with a focus on safety and resident satisfaction.

Responsibilities

• Develops and maintains skills in maintenance across multiple trades: plumbing, painting, electrical, HVAC, and appliance repairs.
• Performs service requests, unit turns, and preventative maintenance for communities.
• Maintains common areas and grounds in line with company standards and safety practices.
• Inspects and mitigates hazards; adheres to safe work practices and safety training.
• Manages inventory of parts and equipment; may perform porter functions.
• Completes property preventative maintenance on required systems and equipment.

Job description

Position Summary:

Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.

• Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.
• Performs service requests, unit turns and preventative maintenance work throughout the community.
• Ensures community common areas and grounds are maintained according to company standards; conducts inspections, identifies and resolves any hazards.
• Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
• Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
• Completes property preventative maintenance and preventative maintenance on required systems and equipment.
• Performs porter functions as necessary.

Variances in responsibilities may exist by community type:

• Responsibilities will include completing both maintenance service requests and turnover of apartments. May work alone.
• May work on a team that completes maintenance service requests or turnover of apartments

Minimum Qualifications / Other Expectations:

• Valid driver’s license; valid vehicle insurance
• Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
• On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings.
• Regular, consistent and timely attendance required.
• Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
• Ability to push and pull up to 118 pounds of force.
• Ability to lift below waist up to 70 pounds and above waist 60 lbs.
• Must complete and pass pulmonary exam and respirator fit test.
