Job summary

Irvine Company Apartment Communities seeks a maintenance professional to perform general maintenance across communities in coastal California. Responsibilities include routine service requests, unit turns, and preventative maintenance with emphasis on safety and high-quality service.

The role may require on-call after hours, weekend shifts, and the ability to move through various physical tasks. A valid driver's license and clear English communication are essential.

Qualifications

• Valid driver's license and clean driving record.
• Ability to communicate clearly in English; multilingualism a plus.
• On call for emergencies; schedule may require weekends, holidays, and evenings.
• Regular attendance required.
• Ability to lift and move heavy objects; physical fitness necessary.
• Must complete and pass pulmonary exam and respirator fit test.

• Promotes positive, proactive customer interactions to ensure high-quality Irvine Company experience.
• Performs service requests, unit turns and preventative maintenance.
• Maintains community common areas and grounds; conducts hazard inspections.
• Performs work using safe practices; completes safety training and mitigates risks.
• Manages inventory of parts and appliances; maintains facilities.
• Completes preventative maintenance on required systems and equipment.
• Performs porter functions as needed.
• Works solo or in a team on maintenance service requests or apartment turnovers.

Job description

Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.

Job Duties:

• Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.
• Performs service requests, unit turns and preventative maintenance work throughout the community.
• Ensures community common areas and grounds are maintained according to company standards; conducts inspections, identifies and resolves any hazards.
• Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
• Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
• Completes property preventative maintenance and preventative maintenance on required systems and equipment.
• Performs porter functions as necessary.

Variances in responsibilities may exist by community type:

• Responsibilities will include completing both maintenance service requests and turnover of apartments. May work alone.
• May work on a team that completes maintenance service requests or turnover of apartments

Minimum Qualifications / Other Expectations:

• Valid driver's license; valid vehicle insurance; clean driving record.
• Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
• On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings.
• Regular, consistent and timely attendance required.
• Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
• Ability to push and pull up to 118 pounds of force.
• Ability to lift below waist up to 70 pounds and above waist 60 lbs.
• Must complete and pass pulmonary exam and respirator fit test.
