Job summary

Irvine Company Apartment Communities is seeking a skilled Maintenance Technician to perform general maintenance across our properties, including plumbing, electrical, HVAC, painting, and appliance repairs, in line with company standards.

You will handle service requests and apartment turnovers, conduct safety inspections, coordinate with management, and maintain inventory of parts and equipment. A valid driver's license and ability to work on-call, weekends, or evenings are required.

Qualifications

• Valid driver’s license and clean driving record.
• Ability to communicate clearly in English, both verbally and in writing.
• On-call required for after-hours emergencies and potential weekend/evening work.
• Regular attendance and physical ability to perform manual tasks.
• Ability to lift up to 70 pounds and use ladders as needed.

Responsibilities

• Perform general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turnover, and appliance repairs.
• Promotes positive customer interactions to ensure a high-quality Irvine Company experience.
• Perform service requests and preventative maintenance across the community.
• Ensure common areas and grounds are maintained and inspect for hazards.
• Maintain inventory of parts and appliances and complete preventive maintenance.
• Perform porter functions as necessary.
• Work alone or as part of a maintenance team.

Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.

• Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.
• Performs service requests, unit turns and preventative maintenance work throughout the community.
• Ensures community common areas and grounds are maintained according to company standards; conducts inspections, identifies and resolves any hazards.
• Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
• Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
• Completes property preventative maintenance and preventative maintenance on required systems and equipment.
• Performs porter functions as necessary.

Variances in responsibilities may exist by community type:

• Responsibilities will include completing both maintenance service requests and turnover of apartments. May work alone.
• May work on a team that completes maintenance service requests or turnover of apartments

Minimum Qualifications / Other Expectations:

• Valid driver’s license; valid vehicle insurance; clean driving record.
• Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
• On call required for after hours emergencies; Schedule may require work on weekends, holidays and evenings.
• Regular, consistent and timely attendance required.
• Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
• Ability to push and pull up to 118 pounds of force.
• Ability to lift below waist up to 70 pounds and above waist 60 lbs.
• Must complete and pass pulmonary exam and respirator fit test.
