Dream Live Prosper Communities in Fort Worth is seeking a Service Manager to lead the service department, ensuring rapid resolution of work orders and enhanced resident satisfaction.

The role requires comprehensive HVAC, plumbing, electrical, and maintenance knowledge, with strong vendor management and preventive maintenance planning. You will guide a team, optimize budgets, and uphold service quality across our community. This is a full-time on-site position.

Qualifications

• HVAC certification required.
• Proven experience as an HVAC Service Manager or similar role.
• Strong knowledge of HVAC systems, components, and controls.
• Leadership and team management with a collaborative focus.
• Able to manage budgets and control costs.
• Excellent customer service and communication with residents, vendors, and staff.

Responsibilities

• Wow residents with impeccable service and respond to requests promptly.
• Craft cost-saving maintenance budgets and oversee OpEx.
• Schedule and guide the maintenance team’s hours and on-call shifts.
• Lead by example, mentoring technicians and groundskeepers.
• Prepare vacants for move-ins with top-tier repairs and replacements.
• Oversee vendor relations and ensure cost-effective supplies.

In this key position, you will head our dedicated service department, ensure work orders are efficiently resolved, boost resident satisfaction, maximize community system performance, and carefully manage inventory and maintenance operations.

We are looking for a dependable leader and self-starter with comprehensive technical expertise in multiple fields, such as HVAC, plumbing, electrical work, appliance repair, and pool maintenance. The ideal candidate will also bring a solid track record of managing vendor relations and implementing preventative maintenance strategies.

What We Are Looking For In a Service Manager

• HVAC Certified
• Proven experience as an HVAC Service Manager or a similar role.
• Strong knowledge of HVAC systems, components, and controls.
• Leadership and team management skills with a focus on collaboration.
• Excellent problem-solving and decision-making abilities.
• Familiarity with budgeting and cost control principles.
• Practical communication skills for interactions with team members, vendors, and residents.
• Relevant certifications and licenses in HVAC systems.
• Familiarity with property management operations is a plus.
• Have a valid driver\'s license, clean driving record, and a reliable vehicle to use for everyday work assignments and on-call rotation
• Possess own basic tools
• Ability to lift 50+ lbs and walk multiple flights of stairs daily.

What You Will Do As a Service Manager

• Wow-ing residents with impeccable service
• Craft cost-saving initiatives and manage budgets effectively.
• Swiftly respond to resident requests within 24 hours.
• Guide the maintenance team\'s hours, focus, and on-call schedule.
• Lead by example, providing mentorship and coaching.
• Ready vacant apartments for move-ins, ensuring top-notch repairs and replacements.
• Multi-skilled: from painting and electrical work to HVAC and pool maintenance.
• Keep grounds pristine, promptly address emergencies, and identify property hazards.
• Nurture relationships with service providers, overseeing vendors and supplies.
• Maintain a well-stocked maintenance shop without unnecessary spending.
• Uphold loss prevention initiatives and manage OpEx maintenance budget.
• Streamline purchasing through Appfolio, ensuring cost-effective acquisitions.
• Lead from the front, performing technician and groundskeeper duties.
• Efficiently schedule vacancies for 5-day turns.
• Assign service requests to qualified personnel for a 24-hour turnaround.
• Schedule all vacancies for 5-day turns
• Manage security deposit dispositions and attend required meetings.
