Dream Live Prosper Communities in Little Rock, AR seeks a proactive Service Manager to lead our Service Department. You will ensure resident satisfaction by resolving work orders, overseeing maintenance operations including HVAC, plumbing, electrical, and pool care, and managing inventory.

The role requires strong leadership to coach the maintenance team, coordinate vendors, and streamline purchases via Appfolio while controlling OpEx.

Qualifications

• HVAC certification required with proven experience as an HVAC Service Manager.
• Deep knowledge of HVAC systems, components, and controls.
• Strong leadership and team management abilities.
• Experience with budgeting and cost control.
• Excellent communication with team, vendors, and residents.
• Valid driver’s license and reliable vehicle for on-call duties.
• Physical ability to lift 50+ lbs and climb stairs.
• Familiarity with property management operations is a plus.

• Prepare vacant apartments for move‑ins, ensuring repairs and replacements meet quality standards.
• Maintain a well‑stocked maintenance shop and manage inventory to prevent unnecessary spending.
• Uphold loss prevention initiatives and manage the OpEx maintenance budget.
• Streamline purchasing through Appfolio and other tools for cost‑effective acquisitions.
• Oversee security deposit dispositions and attend required meetings.
