Job summary

Morgan Properties is hiring an Assistant Service Manager to oversee maintenance operations at our multi‑family communities. You will lead a maintenance team, oversee repairs across HVAC, electrical, plumbing, and related trades, and ensure compliance with company standards and laws.

You will establish and manage 24‑hour on‑call coverage, coordinate preventive and reactive maintenance, and maintain inventory while supporting the Service Manager’s directives.

Qualifications

• HVAC/EPA/CFC Certification preferred.
• One-year certificate, or 2-4 years related experience, or equivalent education.
• Active and valid driver’s license and access to a personal vehicle.

Responsibilities

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywalling, exterior structure, and appliance repair.
• Be on-call 24 hours for emergencies and personally available for on-site incidents.
• Manage and organize inventory of maintenance materials.
• Establish on-call, preventive maintenance, make-ready, and work order schedules for the team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

We are seeking an Assistant Service Manager with a "Whatever It Takes" approach to join our team! In this full‑time role, you will be responsible for ensuring that the physical aspects of this community meet both company standards and applicable laws.

Responsibilities

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry‑walling, exterior structure, and appliance repair.
• Be accountable for establishing and preparing a 24‑hour on‑call schedule for your team, and you must personally be available, always, in the event of snow, ice or other on‑site emergencies.
• Manage and organize inventory of all maintenance materials.
• Establish an on‑call schedule, preventive maintenance schedule, make‑ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

Compensation & Incentives

• Base Pay: $21.00 - $24.00
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On‑Call Appreciation: $15/day for holding the on‑call phone

Hours & Schedule

• Monday - Friday
• Paid rotating on‑call participation required

What We’ll Expect From You

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One‑year certificate, 2‑4 years of related experience, or equivalent education and experience.

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
