Job summary

Morgan Properties is hiring an Assistant Service Manager for our Dayton, OH communities. In this full-time role you will supervise the maintenance team, ensure high-quality repairs, and uphold a safe, welcoming living environment for residents.

You will coordinate on-call coverage, schedule preventive maintenance, inspect vacant units, and work with the Service Manager to complete tasks. A valid driver's license and relevant HVAC/plumbing knowledge are preferred.

Qualifications

  • Active and valid driver’s license and own vehicle.
  • HVAC/EPA/CFC Certification preferred.
  • One-year certificate, 2-4 years of related experience, or equivalent education and experience.

Responsibilities

  • Diagnose problems and make repairs as part of the maintenance team.
  • Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliance repair.
  • Establish and maintain a 24-hour on-call schedule for the team and be available for on-site emergencies.
  • Manage and organize inventory of maintenance materials.
  • Establish on-call, preventive maintenance, make-ready and work-order schedules for the team.
  • Regularly inspect community buildings, including vacant units.
  • Complete tasks assigned by the Service Manager.

In this full-time role, you will be responsible for maintaining the community to the highest standards while building positive relationships with residents and colleagues. As The Assistant Service Manager, You Will Help To
  • Manage, develop, and mentor the team in diagnosing problems and making repairs.
  • Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
  • Be Accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally be available, always, in the event of snow, ice or other on-site emergencies.
  • Manage and organize inventory of all maintenance materials.
  • Establish an on-call schedule, preventive maintenance schedule, make ready schedule and general work order schedule for team.
  • Regularly inspect community buildings, including vacant units.
  • Complete tasks assigned by the Service Manager.
Compensation & Incentives

Base Pay: $23.00 - $28.00/hour

  • Up to 50% Rent Discount
  • Property Staff Shared Renewal Commissions
  • Morgan Essentials: $300 quarterly
  • On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule

Monday - Friday: 8:00AM-4:30PM

Paid rotating on-call participation required

Must be available and prepared for emergency events

What We'll Expect From You
